Frequently asked
questions
Arrival, parking, games and shows, everyday essentials and the details guests ask us most often.
The apartment
Is the apartment private or shared?
The downstairs apartment is entirely yours. It has private front and rear entrances, and no interior living space is shared. There is an interior stairwell to the hosts' upstairs home, but it remains locked and is not accessible.
The patio, hot tub, outdoor TV and backyard are shared with the hosts. We live upstairs, so occasional normal household sound is possible.
How many guests can stay?
The apartment has a maximum of two guests. Children count toward the maximum guest capacity under Airbnb policy. Please enter the correct party details in Airbnb, including any infants, and message us with questions before arrival. Only registered guests may use the property.
What should families with children know?
The property is not childproofed. Stairs, elevated surfaces, shared outdoor areas and a hot tub present risks, especially for infants and young children. Please review these features and decide whether the space meets your family's needs. The apartment has a maximum of two guests; children count toward that capacity under Airbnb policy. Include everyone in your reservation details, including any infants, and message us with questions about the setup. Adults are responsible for supervising children, especially around stairs and water.
Arrival & departure
What are the check-in and checkout times?
Check-in is after 4:00 PM and checkout is by 11:00 AM. Use the downstairs apartment entrance, not the upstairs main-house entrance. Your reservation-specific entry instructions and smart-lock details are sent through Airbnb.
Can I check in early or check out late?
Sometimes an early arrival is possible, but it is not guaranteed. We have one apartment rather than multiple hotel rooms, so we cannot move you into another ready room. On a same-day turnover, cleaning and preparing the space usually takes nearly the full 11 AM-4 PM window.
For early check-in, message us with the time you need and we will let you know whether it can be accommodated. Late checkout is also not guaranteed and is usually not available. Please keep your confirmed times unless we have agreed to a change in writing.
Parking & getting around
What are the parking options?
Street parking is free and first come, first served. Send your plate number, state, vehicle make and color so we can register your Zone 5 visitor parking permission. A space is not reserved, and all posted restrictions still apply.
Secured parking is an optional $40-per-night upgrade, arranged in advance and subject to availability. EV charging is included in that upgraded parking fee, not with free street parking. Compare the parking options.
When is street sweeping?
On our block, the usual posted sweeping times are Wednesday, 9:30-11:30 AM on the apartment side, and Thursday, 9:30-11:30 AM on the opposite side. Move your vehicle off the affected side before the restriction begins.
The signs where you park always control. Temporary signs, seasonal service and other restrictions may differ. A visitor parking permission does not override sweeping, hydrant, driveway or alley restrictions. DC street-sweeping information ↗
Is street parking safe?
In our experience, guests generally park nearby without problems, but no parking location is guaranteed to be free from theft or damage. As in any large city, a visible bag, electronics, loose belongings or even modest-value items can attract a break-in. Take belongings with you, leave nothing visible and lock your vehicle.
Our front exterior camera has a view of roughly the three to four spaces directly in front of the house and across the street. Its view can be blocked. It is not monitored parking, does not guarantee recording or protection, and cannot prevent theft or damage.
Do I need a car to explore DC?
No. Uber and Lyft are useful for door-to-door trips to the National Mall, Union Market or Georgetown. Metrobus D30 runs on North Capitol Street toward downtown, and nearby Red and Green Line stations connect to many visitor destinations.
See transport options and official Metro and bus maps. Check your route, fare and current service before leaving.

Nearby essentials
What is the neighborhood like? Is it safe?
19 Channing is in Stronghold, one of Washington's smallest neighborhoods, beside historic Bloomingdale. Think rowhouses, neighborhood restaurants and green spaces, with a relaxed residential feel.
In our experience, Stronghold and neighboring Bloomingdale are generally safe, welcoming places to stay and explore. As anywhere in a large city, use normal city precautions: stay aware of your surroundings, lock your car and keep valuables out of sight.
Is there a corner store for essentials?
Yes. The corner store on North Capitol Street near the house carries beer, wine and basic essentials you may have forgotten. Selection and opening hours can vary, so think of it as a convenient stop for a few items rather than a full grocery shop.
Where can I buy groceries?
Trader Joe's in the Union Market District is our closest Trader Joe's and a handy first stop. Whole Foods Market on Florida Avenue NW is another nearby option. ALDI and Giant are useful alternatives for everyday groceries.

Outdoor space
What time does the hot tub close?
There is no set closing time. Please use it responsibly and respect quiet hours from 10 PM to 8 AM. Keep voices and any outdoor TV volume low so the hosts and neighbors are not disturbed.
The hot tub is shared with the hosts, not reserved exclusively for the apartment. Message us before your first use.
What should I know before using the hot tub?
Message us before your first use for setup instructions. Shower first, avoid lotions and oils, and keep food and glass away from the tub. Plastic drinkware is provided.
Pool towels are in the bedroom closet. Return the tub to 99°F and replace and secure its cover afterward. Read all hot-tub instructions before use.

Can I bring a pet?
